The Big Key Group

Weve sat on every side of the table.

We think like the brand. underwrite like the bank. build like the GC. partner like owners.

We think like the brand. underwrite like the bank. build like the GC. partner like owners.

A differentiated idea is worth nothing until it can survive a brand committee, a credit committee, a construction schedule, and thirty years of operation. Carrying ideas across that distance, intact, is what we do.

We didn't learn the industry from one seat. We've occupied most of them: thirteen years on Marriott's side of the table, capital markets and transaction advisory, two decades of Florida development, and a sourcing practice built on twenty years of off-market relationships.

How we work

A deal in four languages.

Most developers speak one language fluently. Our deals are negotiated in four.

Ambar Residences Orlando — resort pool at sunset

01 /

The brand's language

Our principal spent a decade running full-service hotel development for Marriott, evaluating over 2,000 projects and signing 82 agreements from the approval side of the table. We don't petition brand systems. We think like them.

Ambar Residences Orlando — residence living room

02 /

The investor's language

Conservatism isn't our marketing; it's our modeling. Phased sales, pre-signed 30-year agreements, and numbers built to survive their footnotes. Ask for the model, not the brochure.

Tallahassee — residences

03 /

The landowner's language

Two of our current projects exist because a family trusted us enough to trade land for partnership. They kept their seat at the table. They still have it.

Fort Lauderdale Townhomes — residences

04 /

The builder's language

More than 3,000 Florida residences delivered by our principals, with a construction-management bench that has put $2.5 billion of hospitality real estate in the ground.

Partners

Whichever seat is yours.

For landowners and families

Your land is often the most valuable thing your family owns, and handing it to a developer usually means losing sight of it. We structure differently: land-for-equity partnerships where your contribution earns a real position, real reporting, and a permanent seat at the table. Two of our six current projects began exactly this way. Ask those families how it's going — we'll make the introduction.

For capital partners

You've read a hundred sponsor decks that lead with lifestyle photography. Ours leads with the sensitivity tables. Our principals spent their careers approving other people's deals, and we structure ours to survive that same scrutiny: phased sales, priority waterfalls, pre-signed 30-year brand agreements, conservatism as the base case. The data room is open before you ask.

For brands and operators

We know what your development committee needs, because we ran one. Submissions arrive underwritten to your standards, sites arrive qualified, and agreements get negotiated by someone who has drafted them from your side. Marriott is where our deepest fluency lives, with 82 agreements to show for it, but the discipline travels to any system.
